Every let property we manage, set against the rent guarantee policies Let Alliance hold for us. It answers four questions: how much of the book is covered, which properties should have cover and do not, which policies are being paid for on a property we no longer let, and where the cover amount no longer matches the rent. Cover itself is still bought and cancelled in Vision+ by hand - this page tells you what to do, it does not do it.

The book is imported
The Vision+ export is uploaded on The book tab. That is the only way policies get here - Let Alliance have no way for us to read them automatically.

Each policy is tied to its Street property. Most are suggested for you; the rest are searched for and confirmed.

Once linked, a policy counts towards its office, and the buy, cancel and amount lists follow from the rent and service level in Street.

Fully Managed Plus includes rent guarantee, so a let FMP property with no live policy is a promise we have not kept.
Rent Collect and Let Only are left out of the office percentages - nobody sells rent guarantee against them.
The office picker opens on All offices, unlike the rest of NF Tools. Cover is a whole-company position.
A policy covering less than the rent is a claim that will fall short. One covering more is money wasted. They are listed apart.
The six tabs

Cover position. A row per office - active managed tenancies, how many carry cover, the percentage, and the average fee. The whole let book and the no-service-level count are printed underneath so the narrower base is never hidden.

Buy and cancel. Three lists: properties whose terms include cover but have no policy, policies on properties that have left our book, and duplicates - two live policies on one property, with the one to keep named.

Check the amount. Where the policy covers less or more than the rent Street holds, beyond 5%.

Not on cover. The upsell list - let properties on a service level that does not include rent guarantee. Tick the levels you want to see.

Link policies. The worklist. Confirm a suggested property, search for the right one, or skip a policy that is not ours to match.

What a row is telling you
On cover
A live policy is linked to this property. The cover dates and amount come from the export.
Buy cover
The terms include rent guarantee and no live policy is linked. Open the property in Street, check it, then buy in Vision+.
Cancel
A live policy on a property Street no longer has as let. Check before cancelling - the tenancy may simply have moved to a sales status.
Check first
We cannot see a tenancy, but Street still has the property on a sales status. A house being sold with a tenant in it looks exactly like this. Never cancel on this alone.
Duplicate
Two live policies on one property - a second premium for the same risk. The longest-running one is named as the keeper.
Linking two policies to one property is allowed
That is how a duplicate is confirmed rather than guessed. The page warns you and lists the pair under Buy and cancel. Nothing is cancelled by linking, and Unlink on The book puts a mis-click right.
A property missing from your list?
Use the Why is a property not listed? box at the foot of Not on cover. There are six unrelated reasons a property can be absent and it names which one applies.
Buy cover is greyed out on purpose
The button names where cover is bought, but it does not do it. Rent guarantee is bought in Vision+ by hand. Every Vision+ link here opens the policy search - paste the policy number shown beside it.
The figures are only as fresh as the last export. A policy cancelled, lapsed or renewed in Vision+ reaches this page when the export is next uploaded, not before.
The fee shown is the fee actually charged, read off the tenancy in Street - not the service level's rate card. Where Street holds nothing readable the row says so.
