One form refers a client to one or more solicitors, to the mortgage advisor, or both. The solicitor gets an email, the mortgage lead goes straight into the advisor's system, a note goes on the Street record, and the status comes back to the dashboard as the client progresses.

Find the client

Search Street by address, vendor or buyer name. Names, address, phone and email fill in from Street. Or type them.

Choose where

Solicitors, the mortgage advisor, or both. Say what the referral is for: sale, purchase or both, with prices and tenure.

It goes out

One email per firm (reply-to you), the lead into the advisor's system, one note on Street, and a confirmation copy to you.

Status comes back

The mortgage side updates itself as the advisor works the lead. The solicitor side moves when the sale agrees and completes.

Client details come from the Street property (vendor) or applicant (buyer) you pick. The referral is linked to that record, which is how the status tracks the sale later.
The solicitor firms and their addresses are set centrally; you pick from the list. Each firm gets its own email.
Mortgage referrals need GDPR consent. Tick the box only after the client has agreed; the wording and time are stored as evidence.
Your name comes from your login. Referring on behalf of a colleague? Say so at the top and the credit goes to them.

What you do

    Search Street and pick the client. Picking from Street rather than typing means the referral follows the sale automatically. Add a second client if two people are moving.
  • 2
    Send this referral to: tick solicitors and choose the firms, tick the mortgage advisor, or both.
  • 3
    Mortgage: why they need advice, where they are in their search, notes, and the consent tick.
  • 4
    Conveyancing: type of referral (sale, purchase or sale and purchase), the addresses and prices, freehold or leasehold, existing mortgage and shared ownership. Add notes and a best time to call.
  • 5
    Submit. Later, on the dashboard, use Mark instructed, Mark completed or Not proceeding if you hear first, and Retry MAB send if a mortgage lead shows as not sent.

What you'll see on the dashboard

  • Referral sent
    Solicitors: the firm has the email. Mortgage: the lead has arrived with the advisor.
  • Instructed
    Solicitors only. Set by hand, or by the daily sweep when the sale agrees in Street and the client's solicitor is the firm we referred.
  • Appointment seen / Signed up
    Mortgage only. Set by the advisor's system as the client progresses. You get an email at each step.
  • Completed
    Solicitors: stamped when the sale completes in Street. Mortgage: the advisor's system says so.
  • Not proceeding
    The client went elsewhere or stopped. Set by hand, or by the advisor's system for mortgages.

Client not in Street?

Type the details in. The referral still goes out, but it cannot track the sale by itself, so update the status by hand from the dashboard.

Mortgage lead "not sent"?

The advisor's system was unavailable when you submitted. The reason is shown on the row. Click Retry MAB send; nothing else needs redoing.

Real emails, real firms

A conveyancing referral emails the solicitor the moment you submit. Do not submit a test referral. Check the client's contact details are theirs before you press Submit.
