To opt a client out, emailoptout@newtonfallowell-team.co.uk
Every new sales applicant you register in Street is welcomed by email, in your name, without anyone having to send it. Three days later you get a short list of the ones nobody has referred yet, and on day five anyone still unreferred who needs a mortgage goes to our Mortgage Advice Bureau colleagues. You do not start it and you cannot forget it - the only thing that needs a person is opting someone out.
1
You register them
Register the applicant in Street as you always have. Put in their email address and their financial position - those two decide what happens next.
You
2
Day 1 - the welcome
Within the hour, a branded welcome goes to the applicant from the office address, signed off in your name with your job title and the office number.
Automatic
3
Day 3 - your list
One email to you, listing your own applicants from three days ago that nobody has referred, with their position and a Refer link beside each.
You
4
Day 5 - the mortgage referral
Still not referred, not opted out, and needs finance - the lead goes to MAB so an advisor can offer them a conversation.
Automatic
Street's Financial Position decides the day-3 list and the day-5 referral
Nothing in place→Included
Seeking own advice→Included
Currently seeing agent's mortgage advisor→Included
Agreement in Principle in place→Included
Porting Mortgage→Included
Does not need Finance (Cash Buyer)→Left out of day 3 and day 5 - no list entry, no mortgage referral
Cash Buyer, proceeds from Sale→Left out of day 3 and day 5
Left blank→Included - a blank is not treated as a cash buyer, so fill it in if they are one
The welcome is never filtered. Every new applicant gets it, cash buyer or not - it is a welcome to the office, not a mortgage approach.
Read live from Street, every time. Change someone's financial position and the next run uses the new answer - nothing is frozen at registration.
Welcomes go out 8am-6pm Monday to Saturday, within the hour of you registering them. Never on a Sunday.
Day 3 and day 5 run once each weekday morning, so the list reaches you in one email rather than trickling in.
Also checked before day 3 and day 5
1
Still live in Street. Archived or deleted applicants drop out rather than being listed or referred.
2
Not already referred. If you have referred them to MAB by hand, they are matched on their Street record, email or phone and left alone - nobody is referred twice.
3
Not opted out, by either route below.
4
We have contact details - no email and no phone means no referral, since MAB would have nothing to work with.
5
The welcome actually arrived. If it bounced, no mortgage referral is created - they never saw the opt-out, so we do not pass them on.
How someone opts out
The client
There is an unsubscribe link at the foot of the welcome email. One click, they confirm on a page, and they are out - no further emails and never passed to the mortgage advisor. Nothing for you to do.
You
Email optout@newtonfallowell-team.co.uk from your work address with the client's email address in the message - typed, or just forward their email to it. You get a reply back confirming what was done.
Either way
It is permanent. It stops the day-3 list and the day-5 referral as well as the emails, and it works even before they have registered - we remember the address and skip them.
It has to be their email address
A phone number on its own will not opt anyone out. If you only have a number, tell Peter and it will be done by hand.
Registered in the wrong office?
The journey follows the branch on the Street record. Put the applicant under the right office and everything - sender address, your name, the MAB office - follows it.
If a client says they never asked for this
Opt them out first, by email above, then tell Peter. Do not wait to see whether it happens again.
